What aerial data can't show

We'd rather you know this before you order.

  • Resolution: Public aerials are about 6 in per pixel and reflown every few years. A 4-inch pipe or a small drain is less than one pixel, and very recent changes may not appear.
  • LiDAR: statewide LiDAR is roughly 2 points per square meter with about 3.6 in vertical accuracy. A 1/4 in/ft slope over long runs is detectable. 1/8 in/ft slopes, crickets and saddles are not.
  • Not visible from above: membrane type (we only describe how it looks), number of layers, insulation, deck, wet insulation, fasteners, flashing condition, drain body sizes and structural capacity.
  • Top-down only: parapet heights come from LiDAR and are reported as minimums to verify.

Every report is an estimate from public aerial imagery and LiDAR of stated dates. It is not a survey, engineering, structural or code analysis, and it is not for ordering materials without field verification. See terms.

FAQ

How accurate is it?

Where LiDAR and aerials are clear, our target for total roof area is within about ±3%. Each report states its own uncertainty and which items are least certain. If a field-verified area differs by more than the stated tolerance, we revise the report for free or refund it.

Why not just buy a $50-60 report?

If you only need total squares, you should. Our reports are for low-slope bids where the price depends on roof levels, tie-in walls, edge types, equipment and drainage. Those are the details generic reports lump together.

Where do you cover?

Reports are available where public LiDAR and aerial imagery cover the property. Payment is taken when you order. We check the public LiDAR and aerial coverage first, before any work starts. If the data can't support an accurate report, we refund 100% within 1 business day of your order.

What data do you use?

Public statewide LiDAR (served by NOAA and USGS), state and county orthophotos, federal (USDA NAIP) aerials, and county GIS parcels. We don't use Google imagery. Street-level photos, when included, come from Mapillary's community imagery (© Mapillary contributors, CC BY-SA 4.0) and each one is credited with its contributor, date and a link to the original on mapillary.com.

When do I pay?

When you order. You pay through Stripe right after sending the form (or by the Stripe link we email you). We then check data coverage; if the data can't support an accurate report, we refund 100% within 1 business day of your order. Card details go to Stripe and never reach us.

Can I get a free sample on my own building?

For the founding launch we run a limited number of free first reports for estimators and facility managers. Mention it in the notes when you order.

Photos (optional)

Not required: we measure from public aerial imagery and LiDAR. But a few photos speed up the job and improve accuracy, especially for pitch, wall heights and rooftop details.
